The actual work
Mini-splits are the right answer for additions, garages, sunrooms, casitas, and homes without existing ductwork. Single-zone setups install in a day; 4-zone systems take 2 days.
We install Daikin, Mitsubishi, LG, and Pioneer most often. Mitsubishi has the best cold-climate performance for sun-belt mountain regions; Daikin has the best warranty terms; LG and Pioneer compete on price.
Inverter compressors mean these systems modulate continuously instead of cycling on/off. That's why mini-splits are 25-40% more efficient than central AC for the same space.
Notes on Seattle housing stock
Older Seattle neighborhoods often have galvanized service lines or clay sewer laterals from the original build. Different prep, different tools.
That said, newer construction in Seattle has its own set of typical issues. We see both.
